Strathalbyn Development Plan Amendment

Alexandrina Council is working with a number of external consultancies to prepare the Strathalbyn Township and Environs Development Plan Amendment (DPA).

This document is a direct output of the recommendations from the Strathalbyn Town Plan, which was completed in 2014. Council needs to complete a number of planning assessments prior to submitting the DPA for Ministerial approval by December 2017.

For information, Council has engaged the following consultants to undertake these investigations:

  1. Concept Plan for Lot 10, Langhorne Creek Road – awarded to Tredwell Management. This investigation will explore how Council land at Lot 10 Langhorne Creek Road can be rezoned and developed to accommodate a range of recreational and community uses.
  2. Strathalbyn District Centre Traffic, Car Parking & Streetscape Plan – awarded to MRCagney Pty Ltd. In collaboration with Jensen PLUS, this investigation will produce a traffic, parking and streetscape strategy for the town centre, focusing on the design of public places, linkages between High Street and Dawson Street and improving safety for all users. This project is well underway following the Strathalbyn Immersion events at the end of March. Consultation on the DRAFT Strathalbyn District Centre Traffic Parking Streetscape Plan document closed on Friday 28 July 2017.
  3. Retail Analysis Review – awarded to SGS Economics and Planning. The review will consider and provide an independent update of previous retail analyses for Strathalbyn, including an updated assessment of future demand for retail and other commercial floor-space.
  4. DPA preparation and Strath Property Investment Land Investigations - awarded to Holmes Dyer Pty Ltd. In addition to the preparation of the DPA, Holmes Dyer will undertake a review of the suitability of Lots 507 & 600 Hamden Way and Lot 508 Braemer Drive, Strathalbyn for urban and community purposes. 

It is envisaged that these investigations will be completed and preparation of the draft DPA completed by early-September.  An 8-week consultation phase will follow.
