Council’s Rating Policy each year includes a rate capping provision to ensure that non-residential ratepayers are not affected by rate increases by more than 50% of the previous year’s rates raised. These percentage increases are generally dependent on the overall movement in property valuations.
Examples of properties that may be eligible for this rebate include commercial, primary production (including vineyards with maturing vines) and holiday homes that are not the owner's principal place of residence.
Successful applications need to meet the following criteria:
Alexandrina ratepayers are required to apply for a rate rating provision via application by 1 September 2026.
To see if you are eligible, please obtain a copy of your 2025/26 rate notice and your 2026/27 rate notice to compare the totals and determine if the increase is greater than 50%. Ratepayers are required to do their own calculations and complete the below fields.
Example: If your rates (fixed Charge + General Rate) in 2025/26 was $2,458.10, 15% of $2,458.10 is $368.71. Your 2026/27 rates plus 15% is $2,826.81.
See example rate notice below to find where the general rate and fixed charge are located.
Rate capping rebates must be $10 and over to be applicable.
Processing of this rebate will be completed by 30 September 2026, and a decision of this application will be emailed by 7 October 2026. If your application is successful, the rate cap rebate will display on your 2nd instalment notice.
It is important to note that the lodgement of an application for a capping rebate does not change the due date for the payment of rates. Late fees apply to unpaid rates.
